Do you have standard plans?

What qualifications does your team have?
Director Adam Gilligan is a Trade Qualified and Registered Certified Builder with over 10 years’ experience in the building industry. Our contractors are Licensed Building Practitioners (LBPs).Adam personally oversees your build, so that everything is constructed according to plan and on schedule. He has a complete commitment to quality assurance. Our architectural design team design stunning homes that capture your dreams and are a real pleasure for you to live in.
How long will it take to build our home?
Generally allow approximately 20 weeks from the time consents are finalised to the completion of your new home. Every situation is different, depending on the complexity of the home, weather variables and how quickly decisions are made including the design, product and colour choices, house size, site, costing, extreme weather conditions, building permits, and so on.
Do you provide a guarantee?
Absolutely! Gilligan Building Ltd is a member of the New Zealand Certified Builders Association. We offer an optional 10-year Halo Guarantee on each home that we build. We also personally guarantee all of our new homes.
Do you provide a maintenance guarantee?
Absolutely. And we care way beyond the mandatory 90-day maintenance guarantee. If you have any issues with your new home, we’ll be right round to sort them for you up to one year after completion.
How much does a house cost per square metre?
The cost of a home is driven by you. There are many variables that influence this, including the design, products selected, such as exterior cladding, floor coverings, lighting, appliances and so on. If you have a set budget in mind, talk to us to see what we can achieve for you.
Do you provide a fixed price contract?
Totally. The price we quote you is the price you pay. We provide you with very detailed specifications so that you know exactly what you are getting with your design and build. Our quote is for the entire project, with no hidden extras.Once the concept plan has been drawn, working drawings completed and products selected, we will provide a fixed price contract for you. If you change your mind during the process and want to upgrade or change your products, then we will provide you with revised costs
What quality control systems do you have in place?
Every new home we build is overseen by the Director of Gilligan Building Ltd, Adam Gilligan. He is pedantic and fanatical when it comes to quality control. We have our own stringent quality checks throughout the construction process, as well as council inspections during construction and upon final completion of your new home. We also invite and encourage you to participate in quality checks.
Who applies for building consents?
We do it all for you. This is all part of Gilligan Buildings service. We try to ensure everything runs as smooth and stress-free as possible for you.
Are we allowed through our home while it is under construction?
Site visits are permitted if you are accompanied by a Gilligan Building Ltd staff member.
When do I get to check out the progress in person?
We encourage regular catch-ups on site at your build. Your dedicated Project Manager will ensure everything is constructed according to plan and on schedule. Meetings are held at various stages throughout the build, but clients can request a meeting on site at any time if they like.
Are you Licensed Building Practitioners? And what does this actually mean?
Yes. This means that we have been assessed to be competent to carry out work essential to a residential building’s structure or weathertightness. Being licensed means we must maintain our skills and knowledge.
The build is complete – now what?
Once the build is complete, one of our team spend a few days ensuring everything is as it should be, and undertakes any remedial work if necessary to ensure the whole house is ready to be handed over to you. From here, it is time to unlock the door of your new home and start the move into it.
